- First of all, you should familiarize yourself with the possibilities of loft construction. You should consider whether the roof structure and height allow for reconstruction at all, how to access it, and what kind of communications are needed. When constructing a loft, there may be a need to rebuild the roof (dormers, skylights with headers, extension of the roof for the extension works, etc.). This certainly requires the help of a constructor and a design to assess the load-bearing capacity and strength of the components.
- The first thing to do is to clarify and calculate the new bearing loads as a result of the construction of the loft. Is the existing partition ceiling constructed to withstand this load? This requires building design documentation and a competent design constructo to perform the calculations. In the absence of the project, an expertise should be commissioned and it should be verified that the load-bearing capacity of the partition ceiling is sufficient for construction.
- Reconstruction of the loft must comply with the Building Act. You can contact your local authority for exact requirements. The loft area of apartment buildings belongs to the co-ownership of all apartments, and the consent of all apartment owners must be obtained for construction.
- Insulating the loft of an old building is a responsible assignment, in order to thoroughly identify working and lasting solutions. We have built special types of loft areas and solved very complex assemblies.
