The idea of extension works arises when home becomes small or new needs and goals emerge. You might want to buy a property in a fully developed district, but it does not quite meet your needs?
Extending an existing house or a building is an interesting task, as the assemblies of both the existing building and the extension have to be solved while maintaining balance.
Our thoughts
- Before planning the extension works, you can check preconditions and possible obstacles related to the extension of the building by yourself. Annex 1 table of the Building Code shows in which cases it is necessary to submit a construction notice, construction project or apply for a building permit. In addition, we recommend checking the data on the construction area and permitted height of the building from the Estonian Building Register (www.ehr.ee) and comparing them with the data of the existing building. For example, you may find that an extension has already been made to a building, but no changes have been registered.
- When commissioning an extension project, one should bear in mind that the structural solutions of the existing building should be designed on the basis of thorough construction expertise, taking into account the most realistic condition of the existing building. In the course of the expertise, it is determined which parts of the building are worth preserving, which are to be demolished or renovated, and which would be the most reasonable extension solutions.
- As in the case of house construction, it is important to find effective solutions for the thermal insulation, heating and ventilation systems of the extension already in the design and construction phases. It is reasonable to calculate investments in solutions and technologies before construction, so that your new extension is economical, meaning it has low-energy consumption and is cost-effective.
- When planning extension works you should also consider the owners of neighboring properties. You could discuss your plans with them to avoid later problems. If the extension plan is completed, but the neighbors do not agree, there are usually three options: redesign the project in accordance with the neighbors' conditions, give up the extension plans, or turn to the court. The local government generally takes into account the relevant rights and interests of the owners of neighboring properties, such as obscuring the view, lighting conditions, privacy, parking problems, etc.
